What this Hotel Operating Margin Calculator measures
Hotel Operating Margin Calculator is built for hotels, serviced apartments, holiday rentals, hostels and other short-stay operators that want a transparent calculation from their own operating inputs. It does not estimate demand, choose a room rate, invent local taxes or assume a booking-channel contract. The result is only as reliable as the period, inventory and revenue definitions entered.
Formula and calculation method
Operating profit is total operating revenue minus entered operating expenses. Operating margin is that operating profit divided by total operating revenue and multiplied by one hundred. This simple operating view does not automatically classify depreciation, financing, tax, owner costs or capital expenditure; use the same accounting basis when comparing periods.
Keep the reporting period consistent
Hospitality metrics become misleading when the numerator and denominator describe different periods or inventory. If you use a calendar month, keep room revenue, room nights, available inventory and operating costs inside that same month. If rooms were genuinely unavailable because of renovation or closure, decide how your accounting system treats them and use the same definition whenever you compare periods.
Use comparable revenue definitions
Room revenue can be reported gross or net of tax, service charges, refunds and packages depending on the system being used. ADR, RevPAR, commission and margin comparisons are most useful when the same revenue basis is used every time. If breakfast, parking, cleaning or other services are bundled into a price, document whether those amounts are included before comparing the result with another property or period.
How to use the result
Use the output to screen operating performance, compare scenarios and prepare better questions. It should not be treated as an audited accounting result, a valuation, a revenue-management recommendation or a guarantee of future bookings. A change in occupancy can affect ADR, channel mix and operating cost at the same time, so read one metric together with the others rather than optimizing a single number in isolation.

Common mistakes to avoid
Do not divide by rooms sold when a formula requires rooms available, do not mix nightly and total-stay prices, and do not compare gross revenue with a net-revenue period. For break-even analysis, variable cost must represent the incremental cost of an occupied room night on the same basis as ADR. For channel commission, enter the actual contractual percentage and fixed fees rather than a generic market assumption.
Important limitations
This tool is an operational planning aid. It does not provide accounting, tax, legal, investment or revenue-management advice. Local tax treatment, consumer law, cancellation rules, channel contracts and accounting classifications vary. Verify material commercial decisions using your current property-management system, booking statements, contracts and qualified local advisers.
Questions people often ask
Does EUstate supply a market ADR or occupancy assumption?
No. The calculator uses only the values you enter. This avoids presenting an unsupported Europe-wide benchmark as if it applied to a specific hotel or city.
Can I compare two hotels?
Yes, if both calculations use the same metric definition, period and revenue basis. Differences in hotel type, room mix, closures, taxes and included services should still be considered.
Are the formulas hidden?
No. The calculation method is stated on the page so the result can be checked independently.
