Property investment analysis often becomes messy because price, rent, vacancy, operating costs, renovation and notes are kept in different spreadsheets or browser tabs. The EUstate Investment Worksheet brings a small set of core assumptions into one place. Enter a purchase price, property area, monthly rent, operating costs, vacancy and upfront renovation or setup cost. The tool calculates an all-in basis, gross yield, net operating income, net yield on the all-in basis and price per square metre when area is provided. You can also save the worksheet and your private note locally in the browser. The saved notes are not uploaded to EUstate by this tool.
What the worksheet is designed to do
The worksheet is a screening and comparison tool rather than a full discounted-cash-flow model. It helps you put several properties on a consistent basis before spending time on deeper analysis. Purchase price is combined with renovation or setup cost to create an all-in basis. Gross yield uses headline annual rent, while net operating income applies the vacancy percentage and subtracts the monthly operating costs you enter. Net yield then compares that operating income with the all-in basis. If you enter area, the tool also shows purchase price per m². These metrics can reveal when a seemingly cheap property requires enough additional capital to change the investment picture.
Use evidence for rent and costs
A worksheet can be neat and still be wrong if the assumptions are weak. Use actual lease information or several comparable rentals for the rent. Enter a vacancy allowance that reflects tenant turnover and the local market. Operating costs can include management, non-recoverable service charges, maintenance allowances and insurance depending on the property. Renovation should be supported by contractor or professional estimates where the work is material. The tool intentionally does not add appreciation, rent growth or tax benefits because those assumptions can make an investment look attractive without evidence. Add them only in a more detailed model where you can explain and stress-test them.
All-in basis is more useful than purchase price alone
Investors often compare yields using the advertised purchase price while ignoring the money needed immediately after completion. A property requiring substantial renovation, furniture or compliance work can have a very different return once those costs are included. The EUstate worksheet adds the renovation or setup amount to the purchase price for the net-yield basis. You may still need to model acquisition taxes, legal fees and financing separately, depending on your purpose. If those costs are material, record them in your external analysis rather than pretending the all-in basis is complete. The key principle is consistency: compare each candidate using the same categories.
Gross yield, net income and financing
Gross yield is useful for quick market comparison, but it is not cash flow. Net operating income is closer to the property’s operating performance because it accounts for the vacancy and costs you enter. Financing changes the investor’s cash flow again. Mortgage payments, lender fees and interest are not included in the worksheet’s net operating income. If you plan to borrow, use the Mortgage Calculator for the expected loan and compare the debt payment with net operating income. For a professional investment decision, a full model may also include tax, capital expenditure reserves, rent growth, refinancing and sale assumptions.
Save notes without mixing them into public data
The worksheet can save a short note and the calculated assumptions in your browser’s local storage. This is useful for a personal shortlist because the note does not become part of the public listing and is not uploaded by this tool. Browser storage is device- and browser-specific. Clearing site data, changing devices or using private browsing can remove the saved notes, so do not use it as the only record for an important investment decision. Keep formal due-diligence documents, contracts and professional reports in an appropriate secure system. The local note is a convenience feature, not document storage.
Compare investments across European markets carefully
A net yield in one country cannot be compared with a net yield in another without considering taxes, financing, tenant law, currency, management burden and transaction costs. Some markets may have lower yields but stronger liquidity or more predictable demand. Others may show higher yields because properties need more active management or carry different risks. Use country hubs to keep market research separate, then use Area Guides, Property Index and Trends for marketplace context where data exists. If the property is intended for short-term accommodation, use a dedicated operating model because nightly occupancy, platform commissions, cleaning and licensing can differ from long-term rent.
Due diligence that belongs outside the calculator
Verify ownership, authority to sell, title or registry information, planning and permitted use, tenancy status, building condition, service charges, insurance and local legal requirements. For an existing rental, review the lease and payment history where lawful and available. Confirm renovation scope with qualified professionals. Independently verify payment instructions and counterparties before transferring funds. The best spreadsheet cannot protect an investor from a fraudulent seller, an undisclosed legal restriction or a serious building defect. EUstate’s reporting and safety features are designed to support platform trust, but users should still complete independent due diligence.
Build a shortlist with the same assumptions
A disciplined workflow is to create one worksheet per serious candidate using the same rent, vacancy and cost methodology. Use the Area Converter so price per m² is based on consistent measurements. Use Rental Yield for a quick return check, then this worksheet for all-in comparison. Use Property Trends and Area Guides to see whether the asking market supports your assumptions. Save the actual listings and compare them visually and financially. When one candidate looks stronger, move to deeper legal, technical and financing due diligence. Consistency matters more than a complicated model at the early screening stage.

Use these links to keep the calculation connected to the property, location and decision you are actually considering. EUstate tools are built to make assumptions visible and to avoid presenting invented market figures as facts.
When a result affects a high-value decision, keep a record of the inputs, date and source of the information you used. Re-run the calculation when a lender quote, listing price, rent assumption, cost estimate or market sample changes. This makes the tool useful as an auditable checkpoint rather than a number copied once and forgotten.
Frequently asked questions about property investment calculator
What does the investment worksheet calculate?
It calculates an all-in basis, gross yield, net operating income, net yield and price per m² when area is supplied.
Are my saved notes uploaded to EUstate?
No. This tool stores saved worksheets in local browser storage. They can disappear if browser site data is cleared.
Does the worksheet include mortgage financing?
No. Use the mortgage calculator separately and combine the financing result with the property-level operating analysis.
Does the calculator assume property appreciation?
No. Appreciation, rent growth and tax benefits are deliberately excluded unless you model them separately with evidence.
Can this replace full investment due diligence?
No. Legal, tax, technical, financing and market due diligence are still required for a serious investment decision.
